Locust Knoll Title Company LLC and its title providers recognize that when you purchase real estate this may well be the single most significant financial transaction in your lifetime and we strive to assist you with the necessary protection through our title underwriters that are available in the market place.

All three of our title underwriters provide for two types of owner's policies for natural persons. They go by various names, but they provide essentially the same coverages. The first type of owner's policy is the standard owners title insurance policy, and the second type is an enhanced title insurance policy which assists you with additional coverages at an additional price. We attach a copy of the differences in the policies' coverages.

We believe that since you are making a substantial investment in the property which you are purchasing, that an additional reasonable cost of buying the enhanced policy is to your benefit. The standard policy basically covers issues which are of public record in the courthouse while, as you can see, the enhanced provides for additional coverages outside of the courthouse. Title examiners are responsible for what is in the courthouse only so the additional coverage for matters outside the courthouse makes sense for your maximum protection.
